Disclaimer Deed
This is a document that results in the relinquishment of one spouse’s interest in certain real estate and is typically signed when one spouse will own real estate as his or her “sole and separate” property.
Read the document to understand how it works. Once you understand the document, insert the required information in the blank lines or where you see the red highlighted areas. The document will need to be signed, notarized, and recorded. In some circumstances, a separate conveyance document, like a quit claim deed or special warranty deed, will be required to convey an interest to the other spouse.
